Home – Listing – Beverly Park
Beverly Park is a gated community in Los Angeles, California that has become known for its large houses and famous residents. The development sits east of the Beverly Glen neighborhood on Coldwater Canyon Drive between Mulholland Drive to Sunset Boulevard with two parks: North Beverly Park (NBP) & South Beverely Plantation Clubhouse(SBBPC).
The communities have Beverly Hills Post Office address (90210 ZIP Code), however, it is located in Los Angeles. North Beverly Park, with the main entrance at 13100 Mulholland Drive, is the larger 64-home section of Beverly Park. South Beverly Park has 16 houses and property covenants demand that dwellings in this community be at least 5000 square feet.
The area was changed into a golf course and country club called “Dean Martin” as early as the 1960s. [8] In 1979, Elliot Gottfurcht and Brian Adler, together with private investors, developed South Beverly Park as “an elegant community of grand manors that would seem to belong to Beverly Hills of yesteryear.”
The project was completed in 1990 when Adler set out to create a guard-gated community. In doing so he differentiates this Westside neighborhood from others on the Beverly Hills – Holmby hills-Bel Air border by using gates as part of the design plan; instead only allows access for residents who live within his development’s borders and keep it exclusive.
Beverly Park was originally the site of 64 two-acre (0.8 ha) lots, a 4 acre landscaped park, and over 100 acres of open space; but as development crept in around them both communities have been subdivided into smaller lots that are still just as affluent to live on. North Beverly’s homes generally command much higher prices than those living south where land sizes tend towards more modest dwellings at lower costs – this doesn’t mean however that there isn’t plenty for everyone!
Beverly Park is one of the most exclusive and expensive gated communities in Los Angeles. It is located right next to Beverly Hills with approximately 9 square miles of land, with high-end houses built on top of it. Spanning most of its borders are Pico Boulevard, Beverly Glen Drive, and Olympic Blvd. One major part north of Sunset Boulevard features a golf course. Many of the most expensive homes in Los Angeles are located here, including many celebrities.
Beverly Park is known for its exclusivity. Only certain people can get in, either by owning property or living in one of these homes; it’s not like anyone could just wander in and start knocking on doors. That’s why the Beverly Park Homeowners Association decided to put a security gate at the entrance, so it would be harder for outsiders to come in. The guard who checks who is coming in and out of this private community is known as the “gatekeeper,” because he controls access to this exclusive neighborhood.
The Beverly Park Homeowner’s Association is a group of people who provide community programs and services for those who live in Beverly Park. The Association keeps the community running smoothly by dealing with issues that arise. In order to become a member, you must purchase property within the walls of Beverly Park. The Association serves as a way for those who own property there to communicate about any issues they might have with their homes. Membership is not required to live in Beverly Park.

In Beverly Park, the property values are some of the highest of any community in Los Angeles County. In fact, a two-bedroom condominium here costs an average of more than three million dollars! That’s because it is a very exclusive neighborhood – less than five percent of residents in the area are not white. For this reason, many neighborhoods that surround Beverly Park are considered to be some of the poorest in Los Angeles County.
Because it is such a pricey neighborhood, Beverly Park has become an unfortunate location for several home invasions over the past few years. Several members of the Association have fallen victim to break-ins and burglaries and some had their homes ransacked while they were out on vacation.
Some of the most popular homes in Beverly Park, like this four-bedroom home at 1058 Ridgeway Place, have several upgrades including a pool and an outdoor cooking area. This house has been on the market for over one hundred days, according to realtor David Horowitz of Re/Max Estate Properties.
“It’s a good opportunity to buy a home at a reduced price right now, especially because there are more homes on the market than usual,” he said. “The homeowners have had their home on the market for over 100 days now and they’ve put it up for $4.19 million.”
Horowitz said that homes in Beverly Park have been selling so slowly because it’s a unique market. The luxury community only has about five homes come up for sale at one time, which is very different from larger communities like Beverly Hills and Bel-Air where multiple homes are listed every day.
“All the inventory of luxury condos in L.A. County is currently over a million dollars,” he said. “There’s very little available, and it’s all-new construction.”
Houses in Beverly Park have been selling at about half of what they were going for before the recession, according to Horowitz. That makes sense since there are so few homes on the market right now that whoever wants to buy in Beverly Park will have to pay a premium.
On the other hand, condominiums are selling at about the same price that they did before the recession, he said.
“The consumer is buying at today’s prices,” Horowitz said. “It seems like there are people coming out of the woodwork waiting to get back into the market. “
Property taxes are always a huge concern for home buyers. That’s why before you move or renovate anything in Beverly Park, you should know exactly how much monthly property taxes are for your future home. The amount of taxes will vary based on the size of your house, where it is located, and what type of improvements have been made to the exterior. For example, if your house is in need of some serious exterior renovations, be prepared to pay more taxes. However, if you do plan on doing some major exterior changes or renovations, make sure that it’s feasible with the current property tax system before you move forward.
The long-term appreciation of a home in Beverly Park California is often determined by the quality and styling of the neighborhood it’s located in, not just on local real estate trends. Buying a home in an area where homes have been appreciating for years is very different from buying a run-down house in a neighborhood with no history of appreciation.
For example, the best predictor of how much house you can sell your Beverly Park California home for is comparable sales within surrounding neighborhoods. If most homes in your neighborhood are selling for $500,000 each, it will be difficult to sell yours for $1 million. On the other hand, if most houses around you are selling for $300,000, your home will be more attractive to buyers and you’ll have a better chance of selling for closer to your asking price.
Now that we’ve talked about the two sides of this coin, let’s look at some local Beverly Park real estate trends in greater detail.
