This includes the beautiful and blooming Beverly Gardens Park, prompting some people to be prepared to bend their budget for a spot in this upmarket city.

Homebuyers are often attracted to the western parts of this city, but the fact is that the most affordable homes lie in the northeast regions. If you have a budget yet still want to embrace the magic that this city can offer you, check this area out first when seeking out Beverly Hills houses for sale.

Let’s take you to the big reveal – the part you’ve all been waiting for – house prices. The median house price in Beverly Hills falls at around $2.2 million. Let’s face it; this is still a lot heavier on your pockets than the US median of approximately $375,000. Beverly Hills’ house prices even seem to dwarf California’s median, which falls at around $730,000.

So, why is Beverly Hills so expensive?

California state comes with one of the highest costs of living in the country, stuffed with enticing food, shops, media coverage, and an affluent reputation. With expansive cultural diversity making the location more comfortable for minorities seeking a representative community, this region also has a range of jobs. Entertainment scenes and technology opportunities appear to be booming, drawing in a wide range of fresh talent. Plus, the healthcare and education industries appear to be expanding at impressive rates, with sound public-school systems pulling in many families. With high-standard schools, safety, and roads, this city shines in a way that others don’t.

One of the biggest reasons homeowners have their eyes on this area is its nearness to Los Angeles, a place full of attractions, amenities, and opportunities! With Beverly Hills only 20 minutes away from LA, you could find yourself being situated with excitement always within arm’s reach. With Beverly Hills embracing so many benefits, paying a little extra could be a worthwhile investment if you can afford it.

What are the most affordable areas of Beverly Hills?

It isn’t easy to pinpoint one area when thinking about this question. In fact, the quality of neighborhoods scattered around this city actually varies very little.

To most home buyers and sellers in Beverly Hills, houses that fall at $1-2 million appear cheap compared to the whopping $20-50 million homes. Therefore, anything under $1 million is considered inexpensive in this area, despite some of these prices still being well out of the range of most American homebuyers. This possibly symbolizes the bubble in which people in Beverly Hills, Santa Monica, and West Los Angeles appear to live.

The Flats

The Flats, an area south of Wilshire, is sometimes said to be cheaper than other parts of this city. This distinctive residential area is a perfect example of Californian beauty. With broad, tree-lined streets spanning up to an impressive 70 feet, it’s no wonder that the Olmstead Brothers inspired the urban planner who designed this scape.

The Flats are perfect for residents who love to walk or run, with the flat nature of this land presenting an ideal, comfortable surface. This can be particularly handy if you own a dog that needs walking, don’t own a car, or love exploring nearby restaurants and shops in your own time.

Santa Monica Boulevard, Doheny Road, Wilshire Boulevard, and Sunset Boulevard are the four main roads constructing this upmarket area’s borders. However, buyers must be aware that the norther you go, the larger and pricier these properties get. Note that the highest-priced houses in this region are in the last block before Sunset Boulevard.

Fairfax

Whilst no area in Beverly Hills is claimed to be ‘cheap’, some areas, such as Fairfax, are said to be ‘more affordable. Fairfax still offers residents a whole lot of fun, with restaurants and retail drawing in a diverse crowd.

Moreover, the contrasts between upscale modern shops and historic farmer’s markets show that there is something to attract anyone and everyone to this thriving area. Fairfax’s Avenue is exceptionally stylish, with standout streetwear designers and longstanding businesses residing here.

Robertson Boulevard

As a major north-south route on the Westside of Los Angeles, Robertson Boulevard runs between Beverly and Crestview. The northern end is slightly north of Santa Monica Boulevard, and its southern end sits at Washington Boulevard.

This street’s northern Beverly Hills part is renowned as a trendy, tree-line district lined with inviting shops, making it a popular place with Beverly Hills real estate agents.

Business District: Dayton Way

Constructed in 1993, Dayton Way is a collection of townhomes situated within an ideal Beverly Hills location. In walking distance to a stretch of shops, public transportation, all the restaurants you need, and Rodeo Drive, it is claimed that people purchased old homes around this area before they were torn down and rebuilt to increase construction value. What’s made this area popular is its location, the wholefoods markets, business district, city hall, and shops just one block away.

As you can probably tell, Beverly Hills real estate offers a range of properties in beautiful regions. Although the prices may differ slightly, none of them can really be declared ‘cheap’.
