
How Do Home Buyers Find Homes?
No 1; Find A Great Agent
I don’t see this at all to sound self-serving but if you can find a great real estate professional that can assist you with disseminating the information that is currently on the market be it on the MLS through other agents that are in their office etc they’re going to help you kind of weed out the good the bad and the ugly so that would be step number one.
No 2; Find and Utilize The Agent’s Resources
You want to try and find through that real estate professional so I guess we could call this one you want to be able to find and utilize their resources so if you think about a real estate agent and they work with possibly both buyers and sellers they might have several sellers that are looking to prep their home women get ready for sale in the next 2, 3, 4 or 5 months now if that happens those properties are not yet on market but that agent knows about those properties that may inevitably sell well what if you’re looking for a 6 bed 8 bath home with a pool and a view of the city.
Now if that’s something that you’re looking for and you’re not finding it on the market what if that agent has some past clients that have a property like that and they’re thinking about selling now I want you to exacerbate that by if this agent is well networked and connects with other agents they’re going to have not just them but 10 times them or 500 times they were 20,000 times them if they’ve got a really good network of connecting with other agents both locally regionally and potentially even nationally or internationally so again 1a connecting with your agent and utilizing their network.

No 3; Finding Off-Market Properties
Step number 3 is going to be finding off-market properties and so those are oftentimes referred to as pocket listings as well or homes that aren’t even on the market so you might be able to work through investors that have properties that they’re looking to sell or renovate and then put back on the market and a great agent will be able to have connections for you and number two you’ll also be able to do some potential canvassing so if you know that you want to be in a certain city or neighborhood and a certain price range or style of home a great agent is going to be able to help you do some direct campaigning or canvassing to those particular neighborhoods or styles of homes.
Now they might have several different tricks of the trade between going to neighborhood associations to doing some knocking on doors going to farmers’ markets even potentially doing some direct mail campaigns we have done a number of these different things with various levels of success and depending on the ones that you’re most comfortable with you’ll be able to find the program that is best for you all in all if I’m to come full circle I would say have a plan in place know your timeframe.
