Hi this is real estate agent Erik Brown sharing with you several tips this month I had a fantastic conversation with an inspector that I spoke with recently that said, he often gets asked what the difference between a home inspection is and a home appraisal, and we get that question often when people are looking to purchase a home, and there are some particular differences to take into place when you have a home inspection, this is a review of the physical condition of the property and allows you as a homebuyer or a home seller or owner to figure out all of the things that you may want to address with that particular property and what is working correctly, there are several items with a home.

That are bigger ticket items like windows or roof or foundation or mechanicals or appliances that will be reviewed by a professional they will walk through a home for several hours and find every item that could potentially cause an issue or be of concern for you to know about that particular home where is the wear and tear etc. now the difference between a home inspection and a home appraisal is that the appraisal is more done for financial concerns it's going to take this particular property and compare it to other comparable properties that are in the area and then quote each item with that property what are the differences and what adds value via amenities like fireplaces master bedrooms extra garage stalls bigger yard a pool etc. versus what other properties have and look at like-kind condition number of bedrooms number of bathrooms the overall square footage and then make an assessment of value on the property those two differences show the different items that those vendors can then provide for you as a homeowner or as a home seller as always if you've got any questions, please feel free to get in touch with me anytime if you'd like to know the value of your home or want to know what homes are selling for enough in the area, please feel free to click on the link.
