Today I wanted to share with you a question that I get often which is are online websites accurate in the way that they give value to the Zillows the Trulias the redfins of the world the numbers that they share online accurate for the valuation of my house or property.
That I’m interested in looking at and I think that’s a great question and it comes down to several points that I think that these sites sometimes can struggle with.
Number One is Data
They typically are just looking online at data bedrooms, bathrooms, square footage, etc. That algorithm does not take into account two or three big things and those two or three things are number one the neighborhood itself it can’t take into account a large neighbor or loud neighbor.
That is tuning up their motorcycle or having a dog that’s always barking or the people that are screaming always in the middle of the night it also doesn’t take into account gentrification.
So if homes in the neighborhood are starting to improve or resell it’s hard for them to track that secondly on top of this idea of gentrification or tracking data these websites also will struggle a little bit with improvements. So they have no idea if you’ve upgraded your bathroom remodeled your kitchen repainted the house or redid landscaping these issues cannot be taken into account.
When the website is looking to track data in the end I find and I’m of course biased you want to connect with a person a professional real estate agent that does this day in and day out and understands how to get all of this information and combine it away to share with you market value to give you the best idea of what your home may be worth now or in the future and share with your trends and seasonality and what’s happening out in the marketplace.
