Home staging is about putting a home’s “best foot forward,” showcasing its features for potential buyers. Some sellers are reluctant to stage the home because they don’t understand the value that staging adds. According to research by Staged Homes staging typically costs $100 – $1,000 and provides an average return of 169% on the investment. Some of the best staging techniques are free. Getting rid of clutter and rearranging furniture can go a long way toward improving the way potential buyers view a room or home. The best advice for homeowners who wants to stage their home for a quick sale is to look at the house through the buyer’s eyes, as though they have never seen it. Time or money invested in the following staging tasks may increase the sale price and potentially lead to a faster sale.

Review the inside of the Beverly Hills Homes

Clear all unnecessary items from furniture throughout the house. Sparse living spaces assist the buyer to picture their things inside the home. Consider changing kitchen cupboard hardware and drawer pulls. Consider changing old kitchen and bath fixtures with new faucets In the bathroom, coordinate towels to one or two colors only. Have a set of super thick, fluffy towels for each bathroom that you only put out for showing and open houses. Rearrange and remove some of the furniture if necessary When it comes to selling, it’s essential to thin out as plenty as possible to make rooms look larger. Review the inside of the house room by room, and Paint any room needing paint, clean carpets, or drapes that need it, and Clean windows. Consider adding a “bed tray” in the master with a rolled-up newspaper and an empty coffee cup on the master bed. This will set a tone of relaxation that every homeowner wants. Go through the entire house and up the wattage of light in all your fixtures (including lamps) to the maximum/ Buyers are not drawn to dark spaces. Leave on certain lights during the day. At the time of showings turn on all lights and lamps. Artwork Look for oil paintings, watercolors, and posters at flea markets, secondhand stores, or discount retailers – or have a photo enlarged at an official service center – to add just the right finishing touch to a room. If you do a lot of staging, keep such artwork on hand to use as needed. Have a radio or music playing during the day for all viewings. Plants and bowls of fruit. They add warmth and a splash of color to a room.

Review the Outside of the Beverly Hills Homes

Examine the perimeter of the house and move all garbage cans, discarded wood scraps, extra building materials, etc., into the garage. Prune bushes and trees. Trim plants to keep them from blocking windows. Weed and mulch all planting areas. Keep the lawn freshly cut, fertilized, and watered. Remove dead plants or shrubs. Clear patios or decks of all small items, such as charcoal, barbecues, toys, etc. Put them in the garage or a storage unit. Reseal decks or front porches if weathered Check the paint condition of the house, particularly the front door and trim. Touch up the paint where needed. Remember, curb appeal works! The area around the front door is critical for selling. Add plants, a new doormat, and other items that make the house inviting. Put a new coat of paint on the front door if it looks faded or dingy.

Best Showing Tips For Selling a Home:

Here are a few tips to prepare your Beverly hill home before a prospective buyer comes through your home. Remember, 1st impressions matter! It is a challenge to retain your home on tip-top, showing condition at all times. Children, pets, and private living habits tend to feature some “clutter.” Also, the Realtor’s call informing you that he’s coming by with a possible buyer often comes as a surprise. There may be a list of last-minute items to attend to between the Realtor’s call and his arrival to point out your home. Clean and put away dirty dishes. Clear tables of newspapers and clutter. Send children and pets to play, or have them visit a neighbor.  You should also prepare to go out for a few minutes. It is better if you are not at home while it is being shown. Turn off appliances, as well as the television and radio. Day or evening, turn on all the lights. Your home will appear brighter. Shadows will be reduced. During the daytime, open the drapes. At night, turn on the porch light. Close the garage door. Put away children’s toys. Open some windows unless there are noise considerations. (Weather permitting). Remove any ashtrays and evidence of tobacco. Eliminate any bad or stale odors. Use an air freshener, especially if you smoke, have pets, or the house has been sealed for some time.
