Rolling Hills is a city on the Palos Verdes Peninsula, in Los Angeles County, California. It’s full of single-story 19th-century ranch or Spanish hacienda homes exemplified by architect Wallace Neff and maintains its rural character with no traffic lights for this equestrian community! There are plenty of wide paths along the streets as well to allow residents ample room between their own properties, which also include multi-acre lots, so they can have space too if desired.
Rolling Hills is a haven for the rich and famous. Rolling Hills was founded in 1957. The Rolling Hills City Hall was erected in 1967 and is a gated community dedicated to maintaining the horse culture. Rolling Hills is a small, rural community located in the northern part of San Antonio. It is notable for its rolling hills and open spaces. The majority of residences are luxury ranch-style houses, many of which have been built to house horses. The city maintains a large system of horseback riding trails throughout the area.
Beginning in March 1931 and continuing until his death, A.E. Hanson was the General Manager of the Palos Verdes Corporation, and he was largely responsible for Rolling Hills’ character and planning. Crest Road was opened in 1931, providing access to one of the few structures in Rolling Hills at the time: a run-down abandoned ranch house on the north side of Crest Road, which had been erected in the mid-1880s. Mr. Hanson converted and expanded this home for his family in the early 1930s, naming it Rancho Elástico (Elastic Ranch).
The old Harry Phillips ranch headquarters was located near the present-day Empty Saddle Club (which was founded in 1941). Mr. Phillips had been the Rancho de Los Palos Verdes ranch manager, having been put in place by George Bixby in 1894. After becoming the Palos Verdes Corporation’s manager in 1931, Mr. Hanson established the limits of development he would later name “Rolling Hills,” which ran from Palos Verdes Drive North (which was built between 1933 and 1935) to Crest Road and George F. Canyon on the east and Agua Negra Canyon on the west. The Palos Verdes Project was developed by the Palos Verdes Land and Water Company, which was majority- owned by Frank Vanderlip of Rockefeller & Co. (the Kodak factory would later be built on this land). The Rolling Hills development covered approximately 600 acres and included 100 home sites.
The first Rolling Hills gatehouse was built in 1935, just off of Palos Verdes Drive North. Mr. Hanson ordered that all homes in Rolling Hills be painted white and that the yards be fenced in with a three-rail white fence. To encourage the planting of olive trees, Mr. Hanson gave away 5 olive trees to each home buyer who purchased a plot greater than 5 acres.

Rolling Hills is known for having the most expensive homes in the entire state of California, not just Los Angeles County. Some of these extravagant mansions can cost up to $15 million dollars.

There are no public schools that are part of the Rolling Hills, California, school district for K–12 students. There are private elementary and high schools in or near Rolling Hills. The three closest colleges are Loyola Marymount University, Pepperdine University, and California State University-Long Beach.
Loyola Marymount University (LMU) is a private, Catholic university. It’s located in the Westchester neighborhood of Los Angeles and has an observatory on its campus.
Pepperdine University is a private research university that was founded by teachers and church officials in Woodland Hills, California, and Malibu, California.
The school later moved to its current location in the Kona Kai neighborhood of Malibu.
California State University-Long Beach (CSULB) is a public university offering undergraduate and graduate degrees, including doctorate programs. The campus is located in Bellflower, California, which borders Long Beach. There are more than 40,000 students at CSULB, receiving degrees through eight academic colleges.

The location of the course is on top of one of the hills of the Rolling Hills, called the “island hole.” This particular hole is a par-three and plays about 100 yards with the tee shot. The second shot must carry to a green protected by water all around the front and right side, as well as bunkers on both sides of the fairway. This extremely challenging hole is surrounded by tea houses, one at each end of the water hazard that carries the ball to the green. This hole is also responsible for six of the course’s 72 bunkers, which are often at or near the green on other holes as well.
The Rolling Hills Golf Club contains private tennis. The golf course is open to outside play, but access is strictly controlled via membership or daily fee play. Another perk is that the law enforcement officers are very efficient, so if you are a criminal looking to hide out here, it probably won’t happen!
