Rolling Hills is a city on the Palos Verdes Peninsula, in Los Angeles County California. It’s full of single-story 19th-century ranch or Spanish hacienda homes exemplified by architect Wallace Neff and maintains its rural character with no traffic lights for this equestrian community! There are plenty of wide paths along streets as well to allow residents ample room between their own properties which also include multi-acre lots so they can have space too if desired.

Rolling Hills is a haven for the rich and famous. HISTORY

Rolling Hills was founded in 1957. The Rolling Hills City Hall was erected in 1967 and is a gated community dedicated to maintaining the horse culture. Rolling Hills is a small, rural community located in the northern part of San Antonio. It is notable for its rolling hills and open spaces. The majority of residences are luxury ranch-style houses, many of which have been built to house horses. The city maintains a large system on horse riding trails throughout the area.

Beginning in March 1931 and continuing until his death, A.E. Hanson was the General Manager of the Palos Verdes Corporation, and he was largely responsible for Rolling Hills’ character and planning. Crest road was opened in 1931, providing access to one of the few structures in Rolling Hills at the time: a run-down abandoned ranch house on the north side of Crest road, which had been erected in the mid-1880s. Mr. Hanson converted and expanded this home for his family in the early 1930s, naming it Rancho Elástico (Elastic Ranch). The old Harry Phillips ranch headquarters was located near to the present-day Empty Saddle Club (which was founded in 1941). Mr. Phillips had been the Rancho de Los Palos Verdes ranch manager, having been put in place by George Bixby in 1894.

After becoming the Palos Verdes Corporation’s manager in 1931, Mr. Hanson established the limits of development he would later name “Rolling Hills,” which ran from Palos Verdes Drive North (which was built between 1933 and 1935) to Crest Road and George F Canyon on the east and Agua Negra canyon on the west. The Palos Verdes Project was developed by the Palos Verdes Land and Water Company, which was majority-owned by Frank Vanderlip of Rockefeller & Co. (The Kodak factory would later be built on this land). The Rolling Hills development covered approximately 600 acres and included 100 home sites.

The first Rolling Hills gatehouse was built in 1935 just off of Palos Verdes Drive North. Mr. Hanson ordered that all homes in Rolling Hills be painted white and that the yards be fenced in with a three-rail white fence. To encourage the planting of olive trees, Mr. Hanson gave away 5 olive trees to each home buyer who purchased a plot greater than 5 acres.

NEIGHBORHOOD

It is considered to be one of the most affluent neighborhoods in the country with home prices averaging $1,000,000. It is made up of big, expensive houses and the residents are wealthy individuals. The most outstanding feature of Rolling Hills is its many large hills, hence its name.

The neighborhood has its own secluded beach area that can only be accessed by going over one of the hills. Part of the area is inside the gated neighborhood community of Rolling Hills Estates.

Originally, there wasn’t any transportation in Rolling Hills, but now it has its own bus system that runs throughout the neighborhood.

The neighborhood is big enough to have neighboring cities on both sides of it. One side is Beach City and on the other side is Shady Shoals Rest Home.

Rolling Hills also has its own airport, called the Wheaton Airport. It is used by private planes and has runways that are 3/4 of a mile long.

Rolling Hills has its own police department, fire department, and post office. It also has one school established in the 1970s. The school was named for Cornelius Vanderbilt Whitney’s deceased son, Harry Payne Whitney after he donated money to build it. A library was later added in 1992 because of a federal grant and city contribution. The library is named for another son, Payne Whitney.

Rolling Hills is located just south of Malibu and Santa Monica Mountains National Recreation Area, an area that’s used for hiking and camping, and also has more than 500 caves. The neighborhood is famous for its affluent residents like Tom Hanks, Goldie Hawn, Michael Ovitz, Larry Ellison (the CEO of Oracle ), Rod Stewart, Diane Keaton, and Fox News broadcaster Bill O’Reilly.

The city is unique because it has many hills and views of the Pacific Ocean. It’s also surrounded by horse trails which are great for hiking, biking, or jogging.

Rolling Hills has a relatively small population of under 3,000 people.

LIFESTYLE AND PEOPLE

Rolling Hills is a small, wealthy neighborhood in California. The cost of living in Rolling Hills is very high. People living here are generally older with many retired individuals living within its boundaries. Most people who live in Rolling Hills work in Los Angeles, which is about 30 minutes away. Most people who live here either work as an executive or as a technical–professional occupation.

They are a mix of people from different backgrounds. It is a quiet neighborhood that keeps busy with cars going in and out of it, as well as kids riding their bikes up and down the streets. The houses range from small one-story homes to large, two-story homes with pools.

This particular neighborhood is about 20 minutes away from the beach so some residents enjoy going to the beach and surfing during the summer, while others choose to take a drive down Palos Verdes Drive South to spend an afternoon in downtown Rolling Hills Estates where they can shop and eat at different restaurants and coffee shops.

If you were to compare the lifestyle in Rolling Hills California to that of any other neighborhood within Los Angeles County, it would be living better than most. The average income for the area is $154,732 which is about four times greater than the average income of LA county (which was around $54,016 according to the 2007 U.S. Census Bureau). Rolling Hills is known for having the most expensive homes in the entire state of California, not just Los Angeles County. Some of these extravagant mansions can cost up to $15 million dollars.

In conclusion, the lifestyle in Rolling Hills California would be considered better than that of living anywhere else within LA County due to its high income and expensive homes.

SCHOOLS

There are no public schools that are part of the Rolling Hills California school district for K-12 students. There are private elementary and high schools in or near Rolling Hills. The three closest colleges are Loyola Marymount University, Pepperdine University, and California State University-Long Beach.

Loyola Marymount University

LMU is a private, Catholic university. It’s located in the Westchester neighborhood of Los Angeles and has an observatory on its campus.

Pepperdine University

Pepperdine University is a private research university that was founded by teachers and church officials in Woodland Hills, California and Malibu, California. The school later moved to its current location in the Kona Kai neighborhood of Malibu.

California State University-Long Beach

CSULB is a public university offering undergraduate and graduate degrees, including doctorate programs. The campus is located in Bellflower, California, which borders Long Beach. There are more than 40,000 students at CSULB, receiving degrees through eight academic colleges.

ENTERTAINMENT

Rolling Hills offers many amenities to make the community an ideal place to live. There are two golf courses, retail shopping, restaurants, and cafes. Rolling Hills also offers parks and open spaces for residents to enjoy, as well as a private country club where the famous hold court.

A distinctive feature of the Rolling Hills Golf Course is one of its 18 holes being built on an island surrounded by water. The location of the course is on top of one of the hills of Rolling Hills, called the “island hole”. This particular hole is a par-three and plays about 100 yards with the tee shot. The second shot must carry to a green protected by water all around the front and right side, as well as bunkers on both sides of the fairway. This extremely challenging hole is surrounded by tea houses, one at each end of the water hazard that carries the ball to the green. This hole is also responsible for six of the course’s 72 bunkers, which are often at or near the green on other holes as well.

The Rolling Hills Golf Club contains private tennis. The golf course is open to outside play, but access is strictly controlled via membership or daily-fee play. With its high prices, the club attracts both business executives and celebrities who live in surrounding areas like Bel Air and Brentwood. Celebrities such as Don Cheadle, Will Smith, Eddie Murphy, Stevie Wonder, John Stamos, and Rick Dees are known to have played rounds at Rolling Hills.

The community has a fairly big shopping center that’s easily accessible from the neighborhood such as Sugarland Mall Inc., Target, Ralph’s supermarket, and many other stores. A little bit of everything is available in Sugarland, with an array of restaurants and fine dining choices. You can choose to eat at any restaurant you want.

While there’s much more than overpriced food available in the city, like the beautiful beaches and occasional celebrity sightings (Kim Kardashian got married right near Rolling Hills!), you can bet those looking to stay within their means will turn towards a more modestly priced meal.

The weather is also mild and sunny. Another perk is that the law enforcement officers are very efficient, so if you are a criminal looking to hide out here it probably won’t happen!

At Rolling Hills real estate, you will be able to purchase the best home in town since they have many different kinds of houses to choose from. They range in size and style so there is sure to be one for everyone! Most homes are up on hills or mountains, however, some are not on hills so there is a variety of options for you.

A lot of people ask me if I think there’s a “Rolling Hills” bubble that will pop soon. Usually, the person asking this is thinking about buying a house in Rolling Hills to get in on the market before it goes back down to what they think is normal.

In short, no. First of all, if you’re reading this, you’re probably from Rolling Hills or from some other city that is somewhat nearby. Keep in mind when looking at your home value that your house might be similar to a lot of the houses here in Rolling Hills, but it will never be exactly like one. The value cannot change much because all the homes are very different. This is why there is no such thing as a “Rolling Hills Bubble”.

You might be thinking, “It’s been going up for years! Why would it stop going up?”. If you’re going by percentage of increase then yes, that is true. However, compare what just happened to the value of your house with areas like Bel-Air and Beverly Hills. While your home value has gone up over the years, it’s nothing compared to those other areas. The good thing about this gradual increase is that you will never have to worry about selling your house for a loss like everyone else in California (yes, even if they bought in just 2012 before the market crashed).

Another reason to love Rolling Hills? No earthquake risk. This is something very important when buying because this will affect your insurance premiums. With Rolling Hills being near the fault line, people are well aware of the earthquakes that can happen here. We all know about the infamous San Andreas Fault! While there is a chance of an earthquake happening in Rolling Hills, it’s not very high.

So what about property taxes? The good thing is that the tax increases each year are small and you won’t have to worry about your taxes suddenly doubling or anything like that. You can rest assured knowing you’ll be paying something similar to what you did last year.
